The decision between roof repair and full replacement depends on the roof's age, the extent of damage, the condition of the underlying decking, and your long-term plans for the property. A roof at 80% of its expected lifespan with widespread granule loss and multiple leak points is a poor candidate for repairs that will only delay the inevitable.

When Repair Makes Sense

Repair is the right choice when damage is localized—a few missing shingles after a storm, a single leak around a vent pipe boot, or minor flashing issues at a chimney. The roof should be otherwise in good condition with significant remaining lifespan. Repairs typically cost 10-20% of a full replacement and can extend the roof's life by several years when done properly. Always repair from the outside; interior-only repairs that address symptoms without fixing the source are a waste of money.

When Replacement Is Necessary

Replace the roof when you see widespread shingle deterioration, sagging decking, daylight visible through the roof boards, or pervasive moisture damage in the attic. If your roof has been repaired multiple times and continues to develop new problems, each additional repair offers diminishing returns. A full replacement also makes sense when you are planning to sell the property, as a new roof provides an excellent return on investment and eliminates a common buyer concern during inspections.
